The needs and wants of home buyers vary depending on the major customer demographic, current events, recent technological innovations, and economic condition of the country. It’s safe to say that every year, these wants change while others remain.

According to NextAdvisor, THAN MERRILL, and million acres, the majority of homebuyers are millennials wanting single-family detached homes with the latest features. And with that majority of buyers, newly built homes are preferred instead of existing ones.

You might want to renovate your home or build a new one on an empty lot to sell it at a higher price. But which exact features should you install that will make buyers covet your property? This list will be your guide.

1. Energy efficiency

Energy Star-rated windows, kitchen, laundry appliances, HVAC systems, exterior lighting, and water-saving faucets are the top candidates when it comes to attracting homebuyers. Yes, they are expensive, especially for the latest models. But buyers are willing to pay top dollar for green home features if it means helping them cut on electric and water bills in the long run.

2. Beautiful and functional outdoor space

The world is slowly going back to normal, even with the rising infection of the Omicron strain. Work-from-home protocols are gradually getting revoked. But the economic strains are still felt and people want to relax in their homes instead of traveling out of town for vacations. This is where a backyard grill, patio, sports court, or pool becomes highly in demand this 2022.

3. Functional kitchen

With the latest energy-efficient kitchen appliances installed which are mostly large, buyers would want to pair these features with space-saving ideas. Remember that millennials love minimalism. So take advantage of your kitchen walls by installing plate racks, hanging utensil holders, and sliding pantry cabinet drawers.

The good thing about these space-savers is that when the future owners aren’t cooking or using the amenities, the kitchen vanilla appearance is enhanced. Kitchen tops are cleared making the area appear less cluttered than homes with traditional setups.

4. Hardwood flooring

Hardwood flooring is an all-time favorite when it comes to interior design. They are stylish, authentic, hypoallergenic, highly durable, come in different styles, and match well with a lot of floor coverings. Like Energy Star-rated house features, they too are expensive. But price won’t be the question once a potential buyer tours your property and is immediately greeted by the “wow” factor exuded by a hardwood floor.

5. Low maintenance front yard

Millennial homebuyers want a curb that is neither too bland nor head-turning and high maintenance. My suggestion would be Bermuda grass for your lawn and extreme weather-resistant plants on mulch in brick garden bed borders and edgings.

As mentioned, most homebuyers nowadays are Millennials. They love spacious dwellings, good connectivity to the internet, and high-tech features. Include built-in WiFi range extenders, smart locks, increase outlets to plug smart speakers, humidifiers in, and add a few more appliances that can be controlled remotely from through the internet.
